NEW DEVELOPMENTS IN JOHNSON CITY

Tri-State Cardiology/Mixed Use
Mitch Cox Development - Knob Creek Road between Crossings shopping center and Lizabeth Drive - 10.9 acres purchased for $64,100; Tri-State purchased land for its building separately for $162,500.   Cardiology facility will be 30,000 sf building, to begin construction this week.   Second 20,000sf building later, with condos on the back 10 acres.    (From my back yard at 720 Sharon Drive, I have ring-side view of both sites, as well as several other construction sites in the area. Our house was in the background of two recent JC Press photos. )

niversity Edge Apartments- Rick Kirk (Ohio-based) - $21 million project mostly for students near ETSU, West Watauga Avenue entrance, at West State of Franklin.   Involves purchase of more than two dozen properties, in Love Street/Watauga area.  192 apartments in  3 four-story buildings. Water fetures, clubhouse with pool, other upscale amenities.   Should be ready by ETSU 2010 Fall Semester.  Demolition has begun.
Acorn Apartments
MGC Co is rehabbing approximately 30,000 sf of rental apartments, from  3 houses and two apartment buildings, purchased mostly in 2006 for about $545,000.   First building, to be completed by early summer, will have 17 apartments, with grocery/deli on first-floor, corner Watauga & Main.   Second budilign will include 28 apartments.  
Lowe's of Jonesborough - 18 acres south of Jackson Blvd just E of Jonesborough Elementary.   Site prep begun for 124,000sf store, to open next spring.  $12million project, 120 jobs.  Six outparcels to be developed separately.  Store opening to be by end of April. 
Preservation Pointe - 2 acres off King Springs Rd near Mountain View Elementary, donated by JC for affordable housing.   14-house development for low & moderate-income first-time buyers.  |
Hamilton Place - Opposite Med Tech post office -  Courtyard by Marriott to be $4 million project, 90-room, 3-story structure at NW corner.   31 acres at North State of Franklin near Knob Creek, purchased March 2006 for $2,965,000 by K.D.Moore.   Main road is in and one of the two planned 45,000-square-foot buildings is complete.  Moore says  "Town Center" concept will be unique to Johnson City, and about 80% of the space is committed.   Jason's Deli is open, and AT&T store, "Rita's Ice" and Decorators Warehouse about to open.
Waterbrooke Professional Park - 7- acres east side of Knob Creek Road betwen Camelot Circle & Waterbrooke Lane in front of Waterbrooke homes.    Mitch Cox is developing total of 7 office buildings - 2 completed and 4.3 acres being graded.   A 22,000sf building for two physicians' practices should be done later this year.   Total project will include c 75,000sf. (No change from Nov.08)

Boones Creek New Residential - 40 acres of Kingsport Hwy in 4800 block, May 9 for $885,000.  Windsor Aughty Co., Greenville, which owns Johnson City Hampton Inn, plans 100+ residences in $160-$250k range, with section for "empty nesters".   (No change from May 8, 2008)
Pickens Bridge Village - Half done, to be complete by spring - 42 apartments in five buildings, from 1-3 bedrooms, renting from $525-$825/month. 
Silver Creek Office Space - 12,000 sf office building to be available by summer, on 5.1 acres at 609 SUnset Drive (2006 for $306,000).

The Retreat at Indian Ridge - 6.9 acres north of Indian Ridge near Woodland School, by Gary Phillips, multiple family residential - initial plans for 48 upscale  one-bedroom apartments in 6 buildings, 60-700sf, $550-$650/month, first occupancy spring of 2009.   
South Fork - 10 acres in 2800 block Indian Ridge Road (Elite Properties LLC), Up to 144 townhouses, about 1400sf, 3 BR, 2 BA, one-car garage, about $170,000.   First unit available early March 2009.

Direct Buy -Gray at Hwy 75 & Roy Martin Rd, David Tayor franchisee for TN's 5th Direct Buy.   14,5000 sf store to open in December.
Winged Deer Commons - 2 acres off Bristol Hwy across fm Winged Deer Park.  Gary Phillips Dev - 13,000sf lakefront retail. 
Allcare Dental & Dentures - .32A at 2301 N Roan, at Sunset.   Office/clinic, 2,925 sf, services for patients without insurance.  |

Boones Creek Subdivision - 3.25 cres off Christian Church Road, N of Boones Creek Rd, 5 single-family homes, 3 BR, 2.5 baths, 11700sf finished, c $165,000. 
Downtown Apartment/Retail Project - 3 unusued apartment buildints at intersections of W Main, W Market & Watauga  for mixed use.  Will rehab Acorn Apartments and another apartment building, + 3 houses to create "village feel".   TO be 50-60 one and 2-bedrooms apartments, w grocery/deli.
Fountain Place - 5 acres off Triangle Rd near Cherokee Rd - Ward Brothers - 12 single-family homes, one complete, 1700-2000sf, $225,000-$275,000.

Wakefield Village - 5A, Miller Drive Jonesborough near Ingles - 11 homes targeted for retirees, 1,680sf, 3 BR, 2.5 baths, 2-car garages, many amenities, $200,000-$225,000.

September 14, 2008
Mall Entrance & traffic light - City of Johnson City Public Works, joint venture with Glimcher Realty Trust.  To be completed by mid-November per Tembra Aldridge, Mall General Manager.  
Buc Run Way - 3.1 Acres on Signal Dr & Wyndale Dr, single-family homes using "urban infill" concept - near ETSU's new softball field.   Three of 10 are complete - $125-$180,000, 3-4 BR, 2.5 baths, common area.
Boones Creek New Residential - 40 acres just of Kingsport Hwy, by Windsor/Aughtry (Greenville SC company that owns JC Hampton Inn).  More than 100 homes in $160-$250,000 range, 1350-270sf, with "empty nester" section with "maintenance free living."

The Haven at Knob Creek - 27 acres off Knob Creek and North State of Franklin (near Kohl's), purchased in October 07 for approx. $2.7 million.   Multiple-family residential - 372 apartments, (c40% 1BR, 45% 2 BR, 15% 3-BR.     Fourteen buildings + 70 detached garages, with units from 800-1,300 square feet, renting from $700-$1,000.   To be completed by end of 2008, said to have "village environment" with trails, courtyards, clubhouse, large pool, internet cafe, green space, heavy landscaping, wi-fi throughout.   South-Carolina developer Johnson Development Associates has faith in JC economy.

Stewart Taylor property, corner North State of Franklin and West Market.   8.6 acrs, purchased 2003 for $3.1 million.    Developer - Holston Medical Group (owned by Tayor) has 40-year lease, considering everything from retail to whole site for phsician's offices  to ancillary services.   No timetable.
Former Thorpe Property - 24 acres at Boones Creek Road & Boone Ridge Drive, Nov 1 by Mountain Commerce Bank for $4.3 million ($179,000/acre).   Eight of those purchased Jan 3 by Cambro Partners (Rab Summers) for $1,475,000.   
Great Oak Business Park - 20 acre on Great Oak Way n Gray, off Hwy 75 year La Carreta.   Purchased in increments for $70k-$100k/acre.   Developer Matteson-Hudson Construction, Steve Goodson, for commercial, office, retail.   Named for 500-year-old oak tree around which Matteson-Hudson will build local headquarters.

New Halifax Phase II
- 10 acres off East Main, Jonesborough, by Steve Bacon and Don Bacon - 38 single family residences, some complete, from 11,00-2,600sf, $200-$450,000.   "New Urbanism" - small lots, more public green space, alley-accessed garages, energy efficiency, green contruction.
Carolina Cove - 8.6 acres on Buttermilk Road in Gray, near BOone Lake.   Aug. 06, $143,000, by T. C. Lewis & Co. - single family residences, "green community."  First 6 of 22 start in July.  Environmentally friendly, energ efficient, 1,600-2,200sf, $185-$300k. 
Clinical Education Building - About 1 acre behind ETSU's Quillen College of Medicine buiding at 325 N State of Frnaklin.   Part of 30 acres donated to ETSU (including ETSU's Innovation Lab for educational use).  By ETSU/J. E. Green Co., to be completed early 2009, 10,000sf building for ETSU's cardiology unit and other medical services.   Entire project c $26,000,000.
 

Princeton Gardens - 10.8 acres off Princeton near North Side Hospital, March 2006 for $376,000.   B & T Development plans 41 three-bedroom, 1.5 bath cottage style homes for "55-and-over" community, with clubhouse and sidewalks.   Prices to be from $260,000 to $325,000, square footage from 1,900 to 2,500. 

Penelope Place - 1.7 Acres at Antioch Road and Gilmer Street just west of ETSU, early March for $75,000.  Tom Mosen is developing 5-building, 10 unit development of 3 BR, 3 BA condos, modular but "higher end" - around $150,000.
The Village at Cardinal Forest - 80 acres off Green Valley Drive (off Bristol Highway near end of East Mountain View Road) - October 2006 for $1,143,000.   Mike Rhodes, Red Tree Land Development, plans single family homes, with 5 near completion, 21 more to be complete by end of 2008.   Eventually to be 191 mostly one-level 3 BR homes, 1,500-2,300 sf, from $215,000-$240,000, with clubhouse and pool.
Willow Springs Reserve - 46 acres off Greenwood Drive about 2 miles west of ETSU, Developer:  Lyndon Gallimore (2004, $790,000).   To be 89 attached homes featuring many ADA-compliant designs for active retirees ($220-$260k)and 32 single-family homes ($275-$360k).   Villas with ADA compliant designs from $220,000-$260,000, homes $275,000-$360,000.

Chelsea's Place, Jonesborough
- 5.8 acres NE of 11E.  Waterford Homes Development.   Condo townhomes, 1,700sf.   To have 40 units, 10 complete and 9 starting.  
Regency Tower - 3.3 acres at Millennium Park for six-story tower for professional offices, ETSU, and some retail on ground floor.   Developer:  Carnegie Group, $980,000, September 2007.
Westminster Commons - 5.4 acres just north of Indian Trail Middle School.  Three buildings, 30,000 square feet total, for back of property, to be leased.  Two outparcels facing North Roan have footprints for 3,000-square-foot bank branch and 5,000-square-foot restaurant.   Early 2008, space available for occupancy by summer.    Developer:   David Lefemine.   Purchased in 2007 for $1,150,000.
Oakland Business Center - One acre on 2500 block of North Oakland across from Minco, purchased in 2007 for $295,000.   Professional office, 12,300 square feet of space, with about 9,300 still available in what could be up to six separate spots.   Retail limited under R-01 zoning but developer expects office use to fill building.
Stewart Taylor Property - 8.6 acres at corner of North State of Franklin and west Market, purchased in 2003 for $3.1 million.   Holston Medical Group is developer; property owned by Taylor.   (Beech tree corner).   Holston Medical Group has entered 40-year lease and are considering everything from retail to using entire site for physicians' office to developing ancillary medical services.
Starwood Properties - 2.8 acres, South Roan in front of Food City - 6000 sf retail building and 5000sf warehouse.   Construction to start in 6-9 months.   Starwood Properties LLC, $350k, September 2007.
Springbrook Luxury Apartment Homes - 20 acres, 2900 block of East Oakland.   Multi-family residential - 120 two-bedroom  (1200sf, rent $895) and 60 three-bedroom apartments, availabe by summer, with pool, fitness area, clubhouse and "internet cafe" style gathering area.    Silver Creek Development (John Isaacs, $588,000, 2005.
Former Thorpe Property, 24 acres at Boones Creek Road and Boone Ridge Dr next to Beef O'Brady's restaurant).   Mountain Commerce Bank purchased for $4.3 million ($179k/acre) and 18 of 24 purchased Jan 3 by Cambro Partners(Rob Summers) for $1.475 million.
